4 tips to manage the IBI of a home when selling it

When selling an apartment , who pays the IBI? Can it be passed on to the buyer? Is it half paid? There are several, and very common, questions that this tax raises. Below we give you 4 tips to manage the IBI of a home when selling it .

1. Clarify who will pay the IBI of the home
Let's go with the million-dollar question, the one that Housfy's real estate experts have heard dozens and dozens of times: when selling an apartment, who is obliged to pay the IBI? By law, the IBI of a home must be paid by the owner of the property on January 1. That is, even if the home is sold later, the seller must take responsibility .

However, it seems kind of strange, right? Let's put ourselves in an extreme case: you formalize the sale on January 2 . Because you were a one-day owner that year, do you have to bear the IBI expense?  

This is where ruling 409/2016 of the Supreme Court comes into play, which unified the doctrine to interpret who sells the IBI in a sale. If an agreement is reached , the seller may pass on a part of the IBI to the buyer. The normal thing, of course, is that the part is proportional to the time during which each one is going to be, or has been, the owner of the home.

2. Check that the cadastral value is correct
The IBI is a municipal tax , so the same house in different municipalities would pay a different IBI. This is the formula to calculate it:

Liquidable base = cadastral value x coefficient

The coefficient is determined by your city council, and there is little Grenada Email List room for maneuver here. There is a little more, however, in the cadastral value, since some information may be wrong . Through the electronic headquarters of the cadastre , consult the data of your home and make sure that it is correct: that the surface is correct, the year of construction is appropriate, and so on.

If you detect a fault, contact the cadastre. Solving it could reduce your IBI bill , making it one of the most useful tips for managing the IBI of a home.

3. Find out about the bonuses that your city council contemplates
City councils offer bonuses on your IBI bill when you meet some requirements. If you discover it now that you are going to sell your home, we regret to tell you that you cannot claim them retroactively, but it is better to benefit from one year than none at all, right?



Again, as it is a municipal tax, the bonuses and their requirements will vary depending on the municipality . To give you an example, we list some of the cases for which Barcelona City Council contemplates bonuses:

Comprehensive rehabilitation works .
Officially protected housing ( VPO ).
Large families .
Voluntary installation of solar panels .
As you can see, some of these conditions could be met precisely during the sale. Perhaps, to increase the value of your home , you have installed solar panels or carried out a comprehensive rehabilitation.
